The condo market across Florida is telling a very specific story right now, and it matters a lot for sellers. It’s what I’d call a two-tier market, and if your property falls into one of those hot-demand categories, this could be a very smart window to list.

The Big Picture: Statewide Condo & Townhouse Sales Are Up
According to the latest second-quarter figures released by Florida Realtors, closed sales for townhouses and condos across the state were up 9% year over year, reaching 27,106 sales. At the same time, the statewide median sale price held steady at $310,000.
That’s an important combination for sellers. More activity plus a stable median price tells us buyers are still moving, but they’re also paying close attention to value, condition, and pricing strategy. - Units under $200,000: Closed sales jumped 18.4%
- Units over $1 million: Closed sales climbed 29.5%

And yes, the ultra-luxury side is moving too. Sales from $2 million to $2.99 million were up 39.4%, while properties priced between $5 million and $10 million jumped 48.8%.
What does that mean in plain English? Sellers at the affordable end need to be ready for serious buyers who want value and quick decisions. Sellers at the luxury end need to present a lifestyle, justify the price, and show why their specific property stands out.

I know the thinking: “Let’s start high and see what happens.” The problem is that buyers are watching the market in real time, and condos that sit too long start sending the wrong message.
A stat from realtor.com makes this crystal clear: listings sold by week 4 average 1.8% above list price, while homes that sit until week 18 average 1.3% below list price.
That is a big swing, and it’s why your launch price matters so much.
