Forget "The Market Is Good." Here's What These 5 Numbers Actually Tell You

Sunny Florida suburban neighborhood in Pasco and Hernando counties

Most homeowners don't need to know every single nuance of the housing market. When you're sitting at your kitchen table thinking about your next chapter, whether that's downsizing, moving up, or relocating closer to the coast, you just want straightforward answers to a few practical questions:

  • If I listed my home today, would it sell quickly?
  • Would buyers expect me to negotiate on price?
  • Are property values still holding strong right here in Pasco and Hernando Counties?
  • Should I make my move now, or wait until next year?

The good news is you don't need to watch the financial news every single day to answer those questions. Five local metrics tell nearly the whole story. Together, they reveal exactly how competitive our local market is, how buyers are behaving, and what that means for homeowners from Wesley Chapel and Land O' Lakes down to Spring Hill and Brooksville.

Here are the five data points I track regularly for our Nature Coast communities, and why each one matters to you.

1. Inventory: What's for Sale Near You

Inventory is simply the total number of homes actively for sale in your local area right now. That single number tells you instantly who holds the upper hand in a negotiation.

Low inventory means fewer choices for buyers, which translates into more competition and multiple-offer potential for your home if you decide to list. High inventory means buyers have plenty of options, requiring a sharper pricing and presentation strategy to stand out from the crowd.

So, here’s the question you need a clear answer to: Is inventory in your neighborhood going up, down, or holding steady compared to last year?

If it's rising, pricing strategy starts to matter much more because buyers have more homes to compare yours against. If it's falling, the window to sell with less competition might be shorter than you think.

Here’s what I’m seeing locally across our two primary counties:

  • Pasco County: Single-family homes for sale sit at 3,050 active listings, which is down 6% year-over-year.
  • Hernando County: Active single-family inventory sits at 1,804 active listings, marking an 8.8% decrease year-over-year.

Because inventory remains constrained in both counties, well-maintained homes priced right from day one continue to capture serious buyer attention.

2. Days on Market: How Fast Homes Are Actually Selling

Days on market (DOM) measures how long homes sit before going under contract. Think of it as the market's ultimate report card on pricing accuracy.

A home that sits on the market too long starts to accumulate days and carry an unintended stigma. Buyers naturally begin to wonder, "What's wrong with that house?" The longer a property sits, the more leverage shifts over to the buyer's side of the table.

Here’s the question to ask: Are homes in your specific price range and neighborhood selling in days, or in weeks?

If days on market is climbing, the market is sending sellers a clear message about price. If it's short, well-priced homes are still moving rapidly. Knowing which category your property falls into before you list changes how you approach your initial launch.

Here’s what I’m seeing across our local markets:

  • Pasco County: Median time to contract is 43 days, which is up about 10.3% year-over-year. Total time from listing to closing averages around 82 days.
  • Hernando County: Median days on market sits at 67 days, holding relatively steady and slightly down from 68 days last year.

3. Price Reductions: What Buyers Are Pushing Back On

Price reduction percentage tracks how many active listings have dropped their asking price at least once. It’s a lagging indicator that tells you how the market reacted to initial pricing.

A high rate of price reductions in your local zip code means buyers are pushing back against aspirational or inflated pricing.

So, here’s the question: What percentage of homes in your neighborhood have had a price cut in recent weeks?

A rising number signals that the market is self-correcting, and the best defense is pricing accurately from day one. Homes priced correctly from the start tend to sell smoothly and net top dollar, whereas homes that get "chased down" in price usually take longer and net less in the end.

This is where having the right prep work and team makes all the difference. When my husband Richard steps in as our resident handyman to help prep, paint, fix up trim, and knock out those nagging honey-do list items before listing, our sellers avoid those painful mid-campaign price drops entirely.

Here’s what the numbers show:

  • Pasco County: Sellers are currently receiving 96.5% of their original list price (down slightly from 96.9% a year ago). The low overall reduction rate indicates that most realistic listings that sell do so at or near their original asking price.
  • Hernando County: Only 0.3% of active listings have required recent price reductions, with an average sale-to-list ratio holding strong at 99.7%.

4. Months of Supply: The Number That Tells You Whose Market It Is

Months of supply measures how long it would take to sell every home currently on the market if no new inventory came online. It is widely considered the single clearest signal of overall market balance:

  • Under 3 months: Seller's market
  • 3 to 6 months: Balanced market
  • Over 6 months: Buyer's market

Here’s what you need to know: Where does your local market sit right now, and which direction is it trending?

This number can shift faster than people realize. Homeowners who understand that movement price and time their transition accordingly. The ones who don't often find themselves chasing the market downward.

Here’s where we stand today:

  • Pasco County: Months of supply sits at 3.8 months for single-family homes, down slightly from 3.9 last year: keeping us firmly in a healthy, stable seller's market territory.
  • Hernando County: The market is even tighter with inventory down 8.8% year-over-year, remaining decidedly favorable to sellers who list with a polished presentation. (Curious how your specific neighborhood compares? You can run your numbers anytime with our online home evaluation tool.)

5. Mortgage Rates: The Number That Affects You Too

Mortgage rates impact sellers just as much as buyers. Every fractional point rates move alters how many qualified buyers can comfortably afford your home at your target price point.

A buyer who qualified for your home at 6.5% may suddenly find themselves priced out at 7.5%. That directly influences your pool of potential buyers before your home even hits the MLS.

Here’s the question that demands a clear answer: At today's rate, how many buyers in your market can realistically afford a home at your price point?

Rates also directly affect your next move. If you have a locked-in 3% mortgage rate from a few years ago, deciding to sell isn't just about what your equity is worth: it's about calculating what monthly payment you'd be stepping into next. Running those exact scenarios ahead of time makes all the difference. You can test out different scenarios right on our mortgage calculator.

As of late July 2026, the weekly average rate for a 30-year fixed mortgage sits at 6.58%, up slightly from the previous week's 6.55% but down from roughly 6.72% a year ago.
