Here is the best news you’ll hear all day: Florida’s "Save Our Homes" (SOH) Portability.
In Florida, your assessed value can only go up by 3% a year (or the CPI). Over time, this creates a huge gap between what your house is worth and what the county taxes you on. When you downsize, you can "port" or transfer that tax benefit (up to $500,000!) to your new home.
Even if you move to a less expensive home, you still get a prorated portion of that savings. This keeps your new property taxes much lower than they would be for a newcomer. It’s one of the perks of being a loyal Floridian!

- Hillsborough (Land O' Lakes area): This remains a hot spot with a median price of $462,000.

As long as you are moving from one Florida homestead to another, you can transfer your Save Our Homes benefit. If you downsize to a cheaper home, the benefit is prorated, but it still significantly lowers your new tax bill!
