Hey there, sunshine seekers! Stacy The Home Girl here, and I have some news that’s bigger than a Florida thunderstorm in July.

If you’ve been feeling the pinch of rising costs lately, grab a glass of sweet tea and lean in. The Florida Legislature just did something historic. They’ve formally approved a massive property tax overhaul that could basically wipe out property taxes for a huge chunk of Florida homeowners.

We aren’t just talking about a few bucks off your bill: we’re talking about a potential tax revolution. Both the House and the Senate have officially passed Governor Ron DeSantis' bold proposal, and now it’s headed straight to your ballot this November.

Here is the lowdown on what happened, what’s changing, and how it’s going to impact your bank account right here in the Nature Coast.

The Big Vote: Florida Says "Yes" to Tax Relief

This wasn't some narrow win; it was a landslide. The Florida House passed the measure 75-26, and the Senate followed suit with a 30-9 vote.

Now, the power shifts to you. This proposal will appear as a constitutional amendment on the November ballot. Because it’s an amendment, it needs 60% voter approval to become the law of the land. If it passes, the changes start rolling out as soon as January 2027.

The "Super Exemption": How Much Will You Save?

Currently, if you have a homesteaded property in Florida, you get a $50,000 exemption on your non-school property taxes. This new plan, often called the "Super Exemption," kicks that door wide open.

Under the new plan, the exemption for non-school levies is set to skyrocket:

  • January 1, 2027: The exemption jumps from $50,000 to $150,000.
  • January 1, 2028: It climbs again to $250,000.
  • Beyond 2028: The $250,000 amount will be indexed to inflation, so it keeps up with the cost of living.

According to the Florida Phoenix, this is designed to significantly lower the barrier to homeownership and help existing residents stay in their homes as values rise.

Is 60% the Magic Number?

Here’s a wild stat for you: Fox 13 Tampa Bay reports that about 60% of Floridians could see their non-school property taxes drop to near zero on their primary homes.

Imagine living in your dream home in Spring Hill or New Port Richey and only having to worry about the school portion of your tax bill. That’s a huge win for the monthly budget!

What About the Schools?

I know what you’re thinking: "Stacy, what happens to our schools if the taxes go away?"

Don’t worry: the plan specifically excludes school taxes to protect school funding. The $25,000 school homestead exemption stays exactly where it is. This ensures our local schools in Pasco and Hernando counties stay funded while giving you relief on the county and city side of the bill.

The "Residency Rule" (Don't Miss This Part!)

If you’re already a Florida resident, you’re in the clear. But for those moving to the Sunshine State soon, there’s a catch.

To get the full "Super Exemption" immediately, you need to be a Florida resident by December 31, 2026. If you establish your residency or homestead after that date, you’ll start with the standard $50,000 exemption and have to wait five years to "graduate" into the full super exemption levels. WUWF reports that this is meant to reward long-term Florida residents first.

Good News for Investors and Second Homeowners

It’s not just primary homeowners getting all the love. Currently, non-homestead properties (like rentals or vacation homes) have a 10% annual assessment cap. Starting in 2027, that cap is set to drop to just 5%.

This is massive for the rental market. When landlords’ taxes aren't jumping up by 10% every year, it helps stabilize rent prices for everyone. It’s a ripple effect that helps the whole community.
