Selling a home in Pasco County isn’t quite the same as it was a few years ago. Remember back in 2021 when you could basically throw a "For Sale" sign in the yard, go grab a marg at your favorite waterfront spot, and come back to fifteen offers? Yeah, those days are taking a bit of a Florida siesta.

As we roll through June 2026, the market has shifted. It’s still a fantastic time to sell, but the "Nature Coast" buyers are getting pickier, and the inventory is growing. I’m Stacy Gervais, your favorite "Stacy The Home Girl," and I’ve spent the last eight years helping folks navigate the ups and downs of real estate here in Pasco and Hernando counties.

If you’re looking to move up, downsize, or just find a new view, you don’t want to leave money on the table (or leave your house sitting on the market for 100 days). Let’s dive into the seven biggest mistakes I see sellers making right now and: more importantly: how we’re going to fix them together.

1. Skipping the "Pre-Game" Prep (The Live-In Look vs. The Listing Look)

We all live in our homes. We have pets, we have hobbies, and sometimes we have a "junk drawer" that has expanded to take over the entire guest room. One of the biggest mistakes is listing your home before it's actually ready for its close-up.

In a market where buyers have options, a home that feels cluttered or "lived-in" sends a signal that it hasn't been maintained.

The Fix: This is where I really roll up my sleeves. One of the things my clients love most is that I don’t just hand you a checklist and say "good luck." I get it. Your neighbor sold their house two years ago for a record-breaking price, and you want that too. But pricing a home in 2026 based on 2022 data is like trying to use a map from the 1950s to find your way through Wesley Chapel: it’s just not going to work.

Currently, the median time to pending in Pasco is around 50 days, and a huge chunk of homes are closing under list price. If you overprice, you’ll likely end up chasing the market down with price cuts, which makes buyers think something is wrong with the house.

The Fix: We look at real-time, hyper-local data. We don't just look at Pasco County as a whole; we look at your specific street, your neighborhood, and what’s currently under contract. We price your home to attract the most eyes in the first 14 days, which is when your listing is the "hottest." 3. Ignoring the "First Impression" (Curb Appeal)

In Florida, your yard grows faster than a teenager in a growth spurt. If a buyer pulls up and sees overgrown weeds or a brown lawn, they’ve already mentally deducted $10k from their offer before they even step through the front door.

The Fix: You don't need a $20k landscaping budget. Sometimes, all it takes is fresh mulch and the right plants. I’m a huge fan of using native Florida plants like the Beach Sunflower (Helianthus debilis). They are tough as nails, salt-tolerant, and produce beautiful yellow blooms almost all year round. Plus, they make your home look like a tropical oasis without requiring you to spend every weekend with a hose in your hand.

4. Dark, Blurry, "Oops-I-Left-My-Finger-In-The-Lens" Photos

We live in a digital-first world. Your home’s first showing isn't in your driveway; it’s on a smartphone screen while someone is scrolling in bed. If your photos are dark, blurry, or show your laundry pile in the corner, buyers are going to swipe left.

There are a lot of real estate agents out there. Some will take your listing, put it on the MLS, and then you’ll never hear from them again unless there’s an offer. In a shifting market, that just doesn’t cut it. You need someone who is actively marketing your home, checking the competition daily, and going above and beyond to make the move stress-free.
